Bed & Breakfast

Daily RV Site Rates
- Premium RV Full Hook-up (30AMP, water and sewer): $68 Sun-Thurs, $78 Fri-Sat
- Standard RV Full Hook-up (30AMP, water and sewer): $65 Sun-Thurs, $75 Fri-Sat
- RV Partial Hook-up (30AMP and water): $55 Sun-Thurs, $65 Fri-Sat
- RV Electric Sites (20AMP electric only): $50 Sun-Thurs, $55 Fri-Sat
- RV Dry Camping (No hook-up): $45 Sun-Thurs, $50 Fri-Sat
Monthly RV Rates

April-May & October:
- Standard Seasonal Site: $1,200 per month
- Premium Seasonal Site: $1,300 per month
June-September:
- Standard Seasonal Site: $1,500 per month
- Premium Seasonal Site: $1,600 per month
Discounts:
4+ Month Stay Discount: $200 off each month
- Applies only if the camper is staying more than 4 or more months at the Campground. If the camper departs early from their stay and does not stay more than 4 months, the discount will be removed and the difference in rate will be applied to the remaining balance owed.
Pay in Full Cash Discount: 5% of entire amount owed
- Applies to any seasonal reservation 2+ months that is paid in full with cash or check at the time of check in.
- Funds will not be eligible for refund if customer departs early from reservation.
- 5% discount will cancel out the automatically applied credit card transaction fee. The credit card transaction fee will not be removed from the invoice.
Reservation Deposit:
- $500 Deposit
- Processed at the time of reservation booking
- Deposit will not be applied to any monthly rent
- Deposit can be applied to the last month of the reservation
*Rates include water, electricity, sewer, and limited free WIFI utilities. Rates are calculated to include 2 adults up to 3 children and 2 pets only.
**Rates begin on the 1st of each month and end on the last day of that month. Rates will not apply to reservations that do not begin on the 1st of the month or end on the last day of the month. Any nights reserved outside of the formal month will be charged the nightly rate for that site.
*All rates are subject to change. Rates listed are base rates, before tax, and do not include any booking fees. Rates will be different on holidays, weekends, and high-volume days.
Tent Sites
- Standard Tent Sites: $40 Sun-Thurs, $45 Fri-Sat
- Premium Tent Sites (electric & water): $45 Sun-Thurs, $50 Fri-Sat
Storage/ Parking
- RV Storage Sites: Currently Unavailable
- Daily Parking: $15
Cancellation Policy
Nightly Reservations:
- If cancelation occurs 72 hours before your arrival
- A $15 dollar cancellation fee
- The remaining balance in the reservation will be refunded back to you
- If cancelation occurs anytime within the 72 hour period:
- A 1 night deposit will be kept as the cancelation fee, and the remaining 2 nights of your deposit will be sent to Camp Credit to use on a future reservation. *Camp credit is good for one year.
- Any days in additional days will be fully refunded back to the camper.

Holiday/High Volume Weekend Reservations:

- May 10th -11th (NAU Spring Graduation)
- May 16th – 18th (Overland Expo)
- May 24th – 26th (Memorial Day)
- June 30th – July 4th (Independence Day)
- July 4th – 6th ( 4th of July)
- August 25th – 26th (NAU Fall Move-In)
- August 30th – September 1st (Labor Day)
- September 13th – 15th (Pickin’ In The Pines)
- October 4th – 5th (Oktoberfest)
- November 27th-30th (Thanksgiving)
- If cancelation occurs more than 2 weeks before the day of your arrival
- A 1 night deposit is kept as the cancelation fee
- If cancelation occurs less than 2 weeks before the day of your arrival
- Full reservation deposit (3 night deposit) is non-refundable

Refund Policy
Refunds will be given of the excess amount left after cancelation fees are taken, as according to Woody Mountain Campground’s Cancelation Policy. All refunds may be used as camp credit if the camper wishes.
Fees:
- $30 management site cleaning fee (applicable only if site is not cleaned when camper checks out)
- $5 a day extra car fee
- $10 per person overnight guest fee
- $20 site change fee
- $30 site lock fee
- $20 early check in fee
- $25 per hour late check out fee
- $500 seasonal (monthly) deposit (held until departure)
Motorhome Only Sites:
- Sites A7, A8, 30, 31, 35, 52, 53, 54, 59, 60 will only accommodate motorhome vehicles, reasons may include:
- These are non pull through sites with hook ups on the left side, making it impossible for anything other than a motorhome to function in them.
- The sites are too small to accommodate a towing vehicle
